When you're buying your first home, there's a lot to know. For help

Low or no deposit options
There are three FirstHome options which allow your parents or other
family members to help you get into your first home even if you have little
or no deposit:
guarantees, joint borrowing and
gifting.
1. Guarantees

Your parents or other family members can provide a guarantee for
just the amount of the deposit you would normally require (usually
secured by way of a mortgage against the equity in their own home).
This allows parents or other family members to use their assets to
help you without having to provide any money up front.

Guarantees will be in place for a minimum of one year. Both you and
your parents or family members will need to be interviewed by the
Bank.

Your guarantor will need to get legal advice before taking up this
option. We recommend that this is independent legal advice.

The guarantee from your parents or family members is limited to a
maximum of 25% of the value of the available equity in their
property.

You will still need to show that you are able to make repayments on
the home loan.

An application fee of up to $500 will apply.
2. Joint Borrowing

You borrow money for your deposit or entire purchase price jointly
with your parents or other family members. This allows parents or
other family members to use their assets to help you without having
to provide any money up front.

The home loan is assessed on your joint financial situation.

You and your family members need to be able to make the home loan
repayments.
3. Gifting
- Your parents or other family members gift you the amount you need for your deposit.
This allows them to help you by providing your deposit for you.
- They have no ongoing obligations to the Bank.
- We recommend you seek professional advice about your tax obligations.
- Please note, gift duty may apply for this option.
